Description
The Right-of-Way Specialist represents Alabama Power Company in managing transmission rights-of-way within a specific geographic area, supporting the Birmingham Transmission Maintenance Center (TMC).
The Specialist will work with external customers and internal organizations to address right-of-way encroachment issues and resolve access and easement rights issues.
Key responsibilities include:
- Reviewing aerial patrol reports and performing field inspections to identify and address unpermitted usage of rights-of-way
- Meeting with internal and external customers about right-of-way use, reviewing and processing use requests, and coordinating reviews and approvals from internal organizations
- Preparing customer correspondence, encroachment agreements, and other documentation as needed
- Reviewing and interpreting easements regarding rights granted, special considerations, and right-of-way restrictions
- Serving as Transmission's point of contact for land sales requests impacting the Transmission organization
- Prioritizing and tracking projects using a departmental database and preparing records documenting approved encroachments and completed projects
- Assisting with storm response within the Southern Company System and off-system restoration efforts as needed
- Ensuring compliance with APC's environmental and health and safety guidelines
- Processing quitclaims for APC
The ideal candidate will have:
- An associate's or bachelor's degree, or equivalent work experience in the encroachment field
- Suitable experience in reading easements, deeds, and surveys, and reviewing and drafting construction drawings
- Experience managing utility right-of-way encroachments and prior experience with a utility company
- Knowledge of property rights and transmission, distribution, system operations, and transmission maintenance
- Strong negotiation, conflict resolution, interpersonal, written, and verbal communication skills
- Strong organizational, analytical, project management, and problem-solving skills
- Proficiency with computers, including Microsoft Office products and various Transmission application systems
- Ability to work independently with minimal supervision and in outdoor conditions as necessary
- Valid driver's license
