## Description

As a Senior Data Center Preconstruction & Capacity Delivery Manager at Anthropic, you'll make sure EMEA deals are ready to execute before commitment, focusing on preconstruction and pre-lease management (75%) and delivery leadership (25%).

Responsibilities - preconstruction and pre-lease management:

- Lead developers, contractors, utilities, and transaction teams to shape deal outcomes

- Confirm deal readiness and validate transaction viability

- Provide early delivery views on capacity, power, permitting, connectivity, schedule, and cost

- Conduct independent delivery due diligence on each opportunity

- Accelerate programs during the pre-lease phase

- Assess contractor and supply-chain capacity and long-lead equipment needs

- Challenge Total Development Cost and delivery schedules

- Shape delivery terms in LOI, lease, and supporting exhibits

- Give deal and delivery leadership clear go/no-go recommendations

- Maintain delivery-readiness records and risk registers

- Direct owner's representatives and third-party advisers

- Develop and refine the preconstruction playbook

- Prepare and present regular executive reporting

Responsibilities - delivery leadership:

- Document the baseline at signature for design, budget, schedule, and risks

- Partner with landlords and developers post-deal

- Coordinate across internal stakeholders and track construction progress

- Represent Anthropic in key technical and operational decisions

- Drive seamless handoffs to operational state

- Identify and mitigate risks throughout the delivery lifecycle

Requirements:

- 8+ years of experience in preconstruction, development, or cost and commercial management on data center or large mission-critical programs within EMEA

- Track record of testing developer and contractor claims

- Experience taking time out of programs before construction started

- Ability to read native schedules fluently

- Experience shaping delivery terms in development, lease, or construction agreements

- Strong understanding of the end-to-end data center development process

- Understanding of data center design and construction across EMEA markets

- Experience building or scaling a team or function

- Ability to thrive operating with ambiguity and own outcomes
