## Description

We are seeking a Sr. Owner’s Site Representative (OSR) to assist the Target Construction Project Manager with Guaranteed Maximum Review (Gmax) and ensure contractors receive all construction materials, equipment, and fixtures.

As a Sr. OSR, you will manage the scope, schedule, and budget for Target construction projects, including adhering to the project timeline, coordinating and overseeing the onsite construction process and turnover.

Key responsibilities include:

- Assisting in the resolution of contractual disputes

- Overseeing contractors, vendors, and installers to ensure work accuracy and quality

- Inspecting General Contractor Quality Control programs

- Participating in schedule development and management

- Facilitating open communications with Target Properties and Store Operation teams

- Implementing strategies for best methods to ensure consistency

- Managing change and resolving communication conflicts, delays, and performance problems

- Providing feedback to applicable partners and proposing changes to enhance the program

- Orienting store management and Property Management teams to new buildings

- Delivering the Construction Turnover Package to Store Operations and Building Services partners

Requirements:

- 4-year degree in Construction Management/Engineering or equivalent experience

- 10+ years of on-site construction management experience

- Expert ability to interpret engineering documents and evaluate construction estimates

- Excellent conflict resolution and interpersonal skills

- Strong verbal and written communication skills

- Proven ability to coach and mentor others

- Computer proficiency in Microsoft Office/Office 365 programs

- Knowledge of construction-based project management software and smartphone/tablet applications

- Near 100% travel required
